Yes, however access to the floors will be restricted because of the need for a certain amount of drying time each day.
If we are using the solvent based coating, we recommend you do better away from home. This finish has a toxic vapour which takes up to few hours or days to clear. It can be especially harmful to people with respiratory problems. Pregnant women can also be at risk with both finishes. Please ask more about this if you are concerned.
There will be a fine film in the sanded areas. To keep dust from penetrating other areas of your home, we recommend applying plastic to doorways using 3M blue tape and thin plastic film. The plastic and 3M blue tape is available at your local hardware or home supply store.
Checking under your existing carpets or floor covering will give you an idea about the condition of your timber floor boards. Look for water damage, dampness, broken floor boards, termites and anything else that may require the floor boards being repaired, especially if you are purchasing a new property and have an idea of getting the floors done. Minor scuffs can usually be fixed and small holes can be filled in, however bigger damages may require a replacement of the floor board. Our floor sanding expert will be able to inspect and give you better insight into the state of your timber floors and the required sanding process.
Yes all of the furniture must be moved out of the room to be sanded and polished. Unfortunately we do not do the furniture removal ourselves. A professional removal service may be a good option.
Yes we can arrange the removal of carpets and similar floor coverings, however extra charges will apply for this. Please speak to us when we have a visitation.
We punch nails as well as fill in gaps and holes with appropriate filler before beginning the sanding process. Minor scratches and scuffs will disappear upon sanding (as a this involves the removal of a thin layer of timber).
We use only the latest dust-free sanders that have a built in vacuum that sucks up dust during the sanding process. This minimizes the dust, however there may be a little residue which can remain.
(This is usually cleaned up before any staining or polishing is done)
We punch nails and fill them with appropriately. Knot holes and gaps can be filled also. We will tell you if there are any issues and clarify the cost in the written quote. We don’t recommend filling gaps between floorboards as they are always shrinking and expanding with differing temperatures.
Sanding dust and other rubbish can be put out with your general rubbish therefore we don’t take them away. However we can take it away for an additional charge.
The oil base finish is known to give the wood a deeper colour and bring out the natural grain more, but the main difference between oil and water base finishes is the smell. An oil base finish generally has a stronger smell when compared to a water base finish, so if you live in a smaller apartment or feel that the smell will be an issue then we recommend the water base finish. We also recommend you be in a properly ventilated area if you are going to stay in your home whilst the floors are drying, regardless of which base finish is applied.
Moisture cured polyurethane is the most durable finish for domestic and commercial purpose.
We’ve tried many different products but prefer the best in the market today, ie. Water-based - Bona and Intergrain Enviropro products, Solvent based – Polycure products and Urethane.
Once the sanding is completed we apply 3 coats of polish to your timber floors.
Every job is different but generally, we work on 50 square metres a day. So the average house with 100 m2 of flooring with take 3-5 days for the sanding and polishing process. But normally it can take up to 2 to 4 days depending on the coatings applied and weather conditions.
